For an existing parking lot, start with the condition of the pavement and the way the business uses it. Cracks, potholes, faded markings and standing water may need different interventions. This guide helps you record the problems and prepare a maintenance scope.
To arrange an assessment, use our parking lot paving and maintenance service. For an overall business or development project, see commercial paving.
Inspect the Surface and Drainage Together
Record broken edges, cracks, potholes and settled areas. Photograph a wider view as well as close details, and note whether damage returns in the same place. Observe where water collects after rain and include entrances, drains and transitions to the building in your photos.
Surface appearance alone does not establish base condition. Drainage and base problems can require deeper work before a surface treatment or overlay is suitable.
Choose the Appropriate Intervention
- Localized potholes or failed sections: discuss asphalt patch repair, including preparation and the condition below the visible damage.
- Surface maintenance on suitable pavement: discuss sealcoating and the preparation included. Sealcoating does not rebuild a failed base or fill a pothole.
- Wider surface deterioration: review overlays and resurfacing or reconstruction after assessing the supporting pavement and drainage.
- Faded or missing markings: discuss parking lot striping and line painting, coordinated with any surface work.
Treatment intervals depend on pavement condition, use and material requirements. Ask for a maintenance recommendation for the property rather than relying on a guaranteed extra lifespan or saving.
Striping, Layout and Accessibility Responsibilities
Distinguish renewal of an existing approved layout from a new or changed layout. Campos Mora provides parking spaces, accessible-space markings, fire lanes and directional arrows within an agreed scope.
Confirm who supplies and approves the plan and who is responsible for signs, access aisles, routes, slopes and any required design or authority review. Fresh paint alone does not establish accessibility compliance.
If paving or sealcoating is planned, coordinate the marking work with preparation and the applicable material instructions. Confirm timing and reopening instructions for the actual conditions rather than assuming immediate re-striping or a fixed drying time.
Plan Business Access Before Scheduling
List operating hours, customer and tenant entrances, delivery routes and parking that must remain available. Identify the affected areas on a simple site plan or photos. Discuss whether phasing is practical, then confirm the access arrangements and schedule in the written proposal. Off-hours availability and a continuing maintenance arrangement require confirmation for the particular job.
Prepare the Scope and Budget
Send the property location, approximate work area, photos, vehicle use and access requirements. Ask the proposal to separate base repairs, drainage, surface work, preparation and markings, with layout and signage responsibilities clearly assigned.
Use our Delaware paving cost guide to compare inclusions. A per-square-foot figure without preparation and repair details cannot establish what the property needs.
Keep a Maintenance Record
Keep dated photos and a record of earlier repairs, treatments and recurring water problems. Review the surface after seasonal weather changes and adjust the plan with the contractor as conditions change. Coordinate drainage, repair and marking work so one task does not conceal another unresolved problem.
